DSCRCalc.io is a free, independent calculator built for real estate investors who want a fast way to check whether a rental property's cash flow can support a DSCR loan before contacting a lender.
The calculator applies the standard Debt Service Coverage Ratio formula used across the non-QM lending industry: gross monthly rental income divided by total monthly PITIA (principal, interest, taxes, insurance, and association dues). The lender qualification ranges and reference thresholds shown alongside your result (1.0, 1.20, 1.25, etc.) reflect commonly published minimums in the DSCR lending market as of 2025, not rates or terms from any single lender.
